Renovation plan and budget of a building portfolio – real and modelled

Abstract

The Finnish residential building stock (blocks of flats) is highly homogenous by structural solutions since 1965 which makes it interesting to try and model the renovation needs of these buildings. In this paper a statistical model for anticipating the renovation budgets of precast concrete facades and balconies is tested in a sample group of 61 buildings. The anticipated overall renovation budget matches rather well the “real” budget. However, there are quite remarkable differences in the choice and weighing of renovation options between facades and balconies. This study concludes that there is advantages in the early anticipation of the renovation budget, but the sample of buildings has to be large enough to allow a statistical study. Even in the group of 61 building some age or structure groups are not represented widely enough to allow statistical analysis.
